Background of the Study
The importance of effective waste management in urban and real estate development cannot be overstated, especially as cities grow and expand. In developing regions, waste management practices often lag behind, resulting in health risks, environmental degradation, and unsustainable urbanization. In Sokoto State, a region that is witnessing significant real estate development due to its growing population and urbanization, waste management has become a critical issue. Real estate developments in this area involve the construction of residential, commercial, and industrial buildings, each contributing to various forms of waste, including construction debris, household waste, and hazardous materials. However, the strategies employed to manage these waste types in Sokoto State are under-researched, which makes it challenging for policymakers and developers to implement effective waste disposal techniques.
Waste management in real estate developments typically involves a combination of practices such as waste segregation, recycling, and disposal to mitigate the adverse effects of improper waste management. Globally, sustainable waste management is a growing concern, with cities adopting innovative strategies to reduce waste generation and improve disposal systems. However, in Nigeria, waste management in construction and real estate developments is still characterized by informal and inefficient practices (Eze et al., 2024). In Sokoto State, a lack of coordination between real estate developers, local authorities, and residents has contributed to a fragmented waste management system, exacerbating challenges in sustainable waste disposal.
This study seeks to investigate the waste management practices employed in Sokoto State’s real estate developments, assess their effectiveness, and propose potential improvements to enhance sustainability in urban waste management systems. With a focus on real estate developments in urban areas, the research will offer a much-needed insight into local practices and their environmental and social impacts.
Statement of the Problem
Waste management in Sokoto State, particularly within the context of real estate developments, is a pressing concern that has not been adequately addressed. Real estate development, particularly in growing urban areas, often produces various waste products, including construction debris, household waste, and hazardous materials, which need to be managed effectively. However, there is little research focusing specifically on the waste management practices within real estate developments in Sokoto State. This lack of attention to the issue has led to increased pollution, health risks, and unsustainable development in urban areas. The absence of a structured waste management system in these developments not only impacts the environment but also contributes to inefficiencies in the construction process, delays in project completion, and increased costs.
Furthermore, the role of local authorities, developers, and residents in managing waste during real estate development projects remains unclear. There is a gap in understanding the current waste management practices, the challenges developers face in implementing these practices, and the overall effectiveness of the waste disposal systems. Additionally, the environmental implications of improper waste management in the context of real estate development in Sokoto State need to be explored, as it has the potential to hinder the growth of sustainable cities in the state.

Ho3: There is no significant impact of waste management practices on the overall cost and completion time of real estate projects in Sokoto State.
Scope and Limitations of the Study
This study focuses on real estate developments in urban areas of Sokoto State, examining the waste management practices used by developers and the effectiveness of these practices. The study is limited to residential and commercial construction projects and does not cover industrial developments. Additionally, the research will primarily focus on developers, local authorities, and waste management agencies as primary stakeholders. The study's findings may be limited by the accessibility of accurate data on waste management practices, and the results may not be generalizable to other states in Nigeria due to regional differences in development and waste management systems.
